Which Roofing Materials Do We Work With?

Auckland homes carry almost every roofing material used in New Zealand over the last seventy years. Each one needs a different approach.

Long-run Colorsteel is the most common roof on new Auckland homes. NZ Steel makes it in two main grades. Endura is the standard grade. Maxx is made for severe coastal exposure. Its paint warranty depends on the grade and how close the home is to the sea. Your written quote states the exact cover.

Decramastic pressed-steel tiles went on many Auckland homes from the 1970s to the 1990s. They can be cleaned, primed and recoated. They usually reach the end of their life after 35–45 years, depending on exposure.

Concrete tiles, such as Monier, last a long time — often 50 years or more. Their surface coating fades and the ridge mortar wears out much sooner. That is when we suggest re-pointing and re-coating rather than replacement.

Corrugated iron is still the classic roof on villas, bungalows and lifestyle blocks. Modern replacements use long-run Colorsteel in the same profile.

Butynol and TPO membranes cover flat and low-pitch roofs. You find them over garages, decks and modern flat-roofed homes. Membrane work is technical. A poor seam or flashing will leak within a few seasons.

Clay tile, slate and shingle roofs appear on heritage homes in Ponsonby, Mt Eden, Devonport, Parnell and Remuera. They need careful hand repair and colour matching.

Each part of Auckland has its own roofing problems. Coastal homes face salt air. Western suburbs deal with tree debris and moss. Southern Auckland has many older homes that need a full re-roof rather than a repair.

Salt air matters most in the eastern and northern bays. Homes near the water in Mission Bay, St Heliers, Kohimarama, Bucklands Beach, Devonport, Takapuna, Browns Bay and Long Bay need the right Colorsteel grade. For the most exposed sites that is Maxx, with stainless-steel fixings. Rinsing the roof with fresh water helps too.

West Auckland suburbs such as Henderson, Massey, Glen Eden, New Lynn and Titirangi sit under heavy native bush. Leaves fill the spouting. Shade keeps the roof damp, and moss and lichen thrive. We see far more moss-related roof failures west of Lincoln Road than anywhere else.

Inland southern and central suburbs mostly see sun damage to coatings. Many of their roofs date from the 1960s–1980s. There, the condition of the timber underneath often decides between re-coating and a full re-roof.

How Does Auckland's Climate Affect Your Roof?

Auckland is hard on roofs. Strong UV all year breaks down the topcoats on metal and Decramastic roofs. The colour fades first. Then the primer and the steel underneath are exposed.

Auckland gets over 1,200 mm of rain a year, and long mild, damp spells. Those suit moss, lichen and algae. They lift coatings from below and hold moisture against the roof, which shortens its life.

Salt air from the Tasman Sea and the Manukau and Waitematā harbours corrodes steel roofing and unprotected screws. The effect reaches well inland.

Ex-tropical storms such as Gabrielle, Hale and Dovi have lifted ridge caps, moved tiles and driven water under flashings. Many of those roofs met the code when they were built. A roof built for Auckland today has to allow for that weather.

How Often Should an Auckland Roof Be Inspected and Maintained?

A little maintenance each year adds years to a roof. Have the roof checked every twelve months. Late autumn is best, before the winter storms.

A good inspection covers ridge caps and mortar, flues, vents and skylights, screws and washers, valley irons, flashings and the whole spouting system.

Clear gutters and downpipes at least twice a year, and more often under trees. A single blocked gutter in heavy rain is the most common cause of water getting inside that we see.

Treat moss as soon as it appears. Early treatment costs far less than the cleaning and re-coating needed once moss takes hold. Check roof paint about every five years. Most coatings need redoing at ten to fifteen years.

Should You Repair, Re-Coat or Replace Your Roof?

Three things decide it: the condition of the roof material, the cost of repair compared with replacement, and how many more years the roof can give.

If the steel or tile is sound and the damage is only on the surface, re-coat. Fading, chalking and light surface rust fit this group. After a proper wash, prime and prep, a re-coat typically gives another 12–15 years.

Replace the roof when the steel is rusted through, screws have failed across many sheets, the ridge timber has rotted, or the roof has been patched again and again. Over ten years, replacement is then almost always cheaper.

What Happens During a Roofing Project, and How Long Does It Take?

Every job starts with a free on-site inspection. It usually takes 30–45 minutes for a house. We photograph the roof, find any problems, measure it and talk through what you want.

A written, itemised quote follows within two to three working days. Once you accept it, we book a start date around the weather. We arrange scaffolding and edge protection where needed. If the job needs a building consent, we handle the paperwork with Auckland Council.

A roof painting job takes three to five working days. A full re-roof takes five to ten working days, depending on size and shape. Most emergency leak repairs take one visit.

We clean up every evening. The final invoice comes only after a walk-through where you confirm the work matches the quote.

How Do Insurance Claims and Building Consents Work for Roofing?

Storms bring a steady flow of roof insurance claims in Auckland. We prepare itemised quotes with photos that your insurer's assessor can use. If water is getting in, we make the roof safe and watertight first, before the claim is settled.

Replacing a roof like-for-like with a comparable material is often exempt from building consent under Schedule 1 of the Building Act 2004. Changing the material, the roof pitch or the structure usually needs consent. Auckland Council has the final say for each house.

What Affects the Cost of an Auckland Roof?

Roofing quotes differ mostly because of access, shape and condition, not the price of the material. Five things drive the cost:

1. Roof pitch — steep roofs need more time, harness work and edge protection.
2. One storey or two — scaffolding for two storeys costs much more.
3. Penetrations and valleys — each flue, skylight, parapet and valley adds labour.
4. Condition — rotten purlins or rusted screws must be replaced before re-coating.
5. The coating or material you choose.

As a guide, roof painting on a standard Auckland home costs $1,500–$5,000. A full house re-roof costs $12,000–$45,000+. Roof cleaning costs $300–$900, and moss treatment $300–$1,400. Size and access set where a home sits in each range.

How long does an Auckland roof last?

Decramastic pressed-metal tiles usually last 35–45 years. Concrete tiles last 50 years or more, with ridge re-pointing along the way. Long-run Colorsteel lasts decades with regular washing and a repaint when the coating wears. Homes close to the sea get less life from every material.

How quickly can you respond to an emergency leak?

Can a Decramastic roof be re-coated, or does it need replacing?

Most Decramastic roofs under 35 years old can be cleaned, primed and recoated. That usually gives another 12–15 years at about a third of the cost of replacement. Roofs over 40 years old, or with widespread rust holes, lifted edges or failed screws, are usually better replaced with long-run Colorsteel.

What roof colours work well in Auckland?

Common Colorsteel choices include Ironsand, Grey Friars, FlaxPod and Lignite on modern homes. Villas and bungalows often suit Karaka or Sandstone Grey. Lighter colours reflect more heat. Darker colours hide weathering for longer. We bring colour samples on site so you can see them in your own light.

Will moss come back after roof cleaning?

Yes, unless the clean is paired with a moss treatment. Water-blasting removes the moss you can see but leaves the spores. They grow back within an Auckland winter. A treatment that keeps working after the clean slows that regrowth.
