What Should a Roof Report in Auckland Tell You?
A good roof report answers four questions in writing: what condition is each part of the roof in, what caused any problem, how urgent is it, and what will it cost to put right. Auckland roofs fail in predictable ways. Corrugated iron and older Colorsteel rust first at the laps and around the fixings, where the washers perish and the holes open up. Concrete tiles lose their ridge mortar and grow moss that holds water against the surface. Flashings around chimneys and penetrations are the most common leak source on every roof type. A report that grades each of those elements separately, with a photograph, tells you far more than a single sentence about the roof in a building report.
How Much Does a Roof Report Cost Compared With the Work It Describes?
Roof report fees and the repair prices the report's cost bands cite (NZD)| Service | Typical Auckland price | What decides the price |
|---|
| Roof Report (Standard / Pre-Purchase & Insurance) | $350–$450 | Fixed fees + GST; commercial reports quoted per building |
|---|
| Roof repair | $150–$1,800 | Leak source, access and how many tiles, sheets or flashings need replacing |
|---|
| Roof restoration | $3,500–$12,000 | Clean, repairs, re-pointing and two coats — priced from an inspection |
|---|
| House re-roofing | $12,000–$45,000 | Roof area, the material chosen and the condition of the framing underneath |
|---|
The report's cost bands are the same published ranges you see on this site, applied to what we found on your roof. They are indicative, so you can compare any roofer's quote against them; they are not a quote. If you ask us to quote, that comes separately, itemised and in writing, and the report fee is credited against any job over $1,000 booked within 90 days.
Roof Report vs Building Report: Which Do Auckland Buyers Need?
Both. A pre-purchase building report covers the whole house and is the right starting point. Its roof section is usually brief and often limited to what can be seen from the ground or a ladder, and the report's own limitations say so. A roof-specific report puts a roofer on the roof for an hour or two and grades what the building inspector could only glance at. On a house with an older metal roof, a tile roof with heavy moss, a low-pitch or membrane section, or any past leak, the roof is where the expensive surprises live. Our pre-purchase roof report guide explains how the two fit together, and the roof inspection cost guide covers when a free inspection is enough.
What Does "Visual, Non-Invasive" Mean in a Roof Report?
It means we inspect what can be seen and safely reached without lifting, cutting or removing anything. We walk the roof where it is safe to walk, use a ladder and ground-level checks elsewhere, look into the roof space where there is a hatch, and take moisture readings at suspect linings on the Pre-Purchase & Insurance tier. We do not remove gib to check insulation, open up sealed cavities or carry out water testing unless you ask for it separately. Every report lists what we could not access, so nobody reads silence as a pass. If the roof is too steep, too fragile or too wet to walk on the day, the report says which areas were assessed from the ladder or the ground, and we come back for a walk-on when conditions allow at no extra charge.
Roof Reports Across Auckland
We are based in West Harbour and inspect roofs across the North Shore, West Auckland, Central Auckland, East Auckland and South Auckland at the same fixed fee. Coastal suburbs get special attention to salt corrosion on metal roofs and fixings; the older tile suburbs get the ridge, hip and valley mortar checked closely. Call 022 501 9921 or order your Roof Report online and tell us what it is for — a purchase, a sale, a tenancy, a claim or simply peace of mind.
